The House at Rose Creek by Jenny Proctor

Deep in the rolling hills of North Carolina lay the idyllic town of Rose Creek. Home to the Walker clan for generations, the family farmhouse was the ideal place to grow up. And for Kate, orphaned at age six, the home her mother grew up in was a haven of healing and love. But as the future beckoned, Kate slowly pulled away from her family and her home, never to return. Until now.

Beautiful career woman Kate Sinclair has built a successful life for herself, even as she’s haunted by the decisions that led to her estrangement from those once so dear to her. When tragedy strikes her family, Kate realises the time has come to return home. Awaiting her is an animosity she expected, as well as a shock she never could have anticipated: her family’s home is in danger of being destroyed.

Despite her reservations, Kate makes the decision to stay in Rose Creek and help her family. As she slowly begins to reestablish her roots in the close-knit community, she finds herself increasingly attached to Andrew, a man with charm, charisma–and a secret.
When Kate discovers the diary of an early family member who immigrated to the United States, she finds strength in his belief system as she explores and deepens her own relationship with God. Her developing faith is key as she gets to know Andrew and works to rebuild ties within her family.

But when the pressures of the house problems and the disdain from family members gets too tough, the lure of the city calls, and Kate is forced to make an impossible decision: will she return to the life she worked so hard to build in the city or risk everything for an unknown future in Rose Creek?

But there’s more to Trav’s story than Lilly first understands. Turns out, an expectant UNCLE is plenty datable. And deserves bonus points for being such a supportive brother.
Despite their rocky start, and an old flame that just won’t fizzle out already, can Lilly and Trav hang onto their hopes that they might have a future together?

A famous boss. A secret identity. And a hilarious road trip to love.
Yes. Yes, I do have a crush on Isaac, my YouTube-famous boss.
Do I ever talk to him? Absolutely not. Crippling social anxiety can do that.

But I’m nothing if not tenacious. Since straight-up talking to him is way too hard, I’ve devised a plan.

Online, I have social skills I’d never dream of having in person. I’m possibly even cool. When Isaac responds to my anonymous DM, I message him right back but keep my identity a secret. If he can get to know me this way first, maybe he’ll overlook how awkward I am in person.

Which is why this work-related, spontaneous road trip I suddenly find myself on is so complicated.
Me, Isaac, and a camera guy in a seventy’s era VW hatchback for eleven hundred miles? Oh, sure. I’ll be totally chill.
Because here’s the kicker. Isaac thinks we’re going to meet HER. The online mystery woman he’s been texting.
Yeah. I know.
She . . . is totally . . . me.

If I’m lucky, my secret identity might be the thing that brings us together. But let’s be real. It’ll probably be the thing that tears us apart.

Hating Cameron Hunter shouldn’t be this easy.
I’m basically a golden retriever puppy. I love everyone and want everyone to love me.
But Cameron is the singular exception to my “love everyone” rule, and the hatred goes both ways.

First of all, he’s one of THOSE guys. The kind who looks like he belongs on the cover of Yacht Club Weekly. Second of all, he’s way too good at his job. The man is a walking Wikipedia. His walking tours of historic downtown Charleston stay booked weeks in advance.
Did I mention I run tours along the same route?

When we’re both up for a magazine feature that could kick our respective careers to the next level, our rivalry turns into a heated competition.
Then we unexpectedly kiss (it’s a looooong story), and things get really complicated. Now my blood is boiling over Cameron for an entirely different reason.

Only one of us can win. Can I trust a man who used to be my enemy, or is everything—even our relationship—just a part of his plan to take me down?

How to Kiss Your Best Friend (How to Kiss a Hawthorne Brother Book 1)

He’s a hot high school chemistry teacher living in a small town. She’s a globetrotting journalist running from her past. They used to be best friends. Then one kiss changes everything.

Kate Fletcher is my kryptonite.
She’s also my best friend. Former best friend?
I’m not sure what you call it when we grew up attached at the hip and then she left Silver Creek (and me) to travel the world.

The important thing is: Kate is back. (Temporarily.)
And I’m still in love with her. (Permanently.)

But something is different now. The attraction doesn’t seem one-sided. I don’t think I’m imagining the heat in Kate’s eyes or the chemistry crackling between us.
But will that be enough to keep Kate here, when, for as long as I can remember, all she’s wanted to do is leave?

I’m determined to give her a reason to stay. Family. Connection. Roots. And me. I’ll have to start with sparks and fire, but if I take this step, there’s no turning back to simple friendship. And if she doesn’t feel the same way, I might lose her again—this time for good.

Totally Booked UK review: Brody Hawthorne first met Kate when they were nine years old as she sat next to him on the school bus. Sparking a lifelong friendship between them, although he has been in love with her for possibly just as long as their friendship. They haven’t spoken in four years after Kate stopped responding to texts, so receiving one out of the blue as he prepares to head off on a hike with one of his brothers has put him into a spin, especially as she is returning home for the summer.

Travel writer Kate was in a hurry to leave Silver Creek behind and hot fitted out of there as soon as she could after high school. She has travelled the world and stayed with her father in Paris, only making the return journey home a few times over the years. A difficult relationship with her mom led to her not coming back for her Grandma’s funeral four years ago but now she needs to sort out her grandmother’s estate. Which also means seeing her best friend Brody and apologising for disappearing from him.

An off-the-cuff comment from her cousin about Brody and their relationship has Kate thinking about him in a different light, especially when she sees how buff he has become in her absence as she surprises him on the hiking trail he is on with his brother. Friendship is revived and time spent together only makes Brody hope for more but Kate is a flight risk and when feelings are finally revealed will she stay or go?

Eloise and the Grump Next Door (Oakley Island Romcoms Book 1)

I’m not sure which is worse–the lawyer handling my grandmother’s estate or the attack pelican living on the screened-in porch. Just kidding–I’ll take the pelican any day.

After graduation, I thought I’d be off to grad school, doing research on my favorite poet. Instead, I’m renovating my late grandmother’s home and posting about the process on Instagram. Talk about a detour …But here I am. Turning Gran’s beach house into a bed and breakfast–a process that would be a lot easier if I didn’t have to deal with the grumpy lawyer living next door. It doesn’t help that the night Jake and I met, I got a little tipsy, and he had to carry me back to my hotel.

But the longer I stay on Oakley Island, the more I feel a connection to my childhood and to my grandmother. This isn’t the life I dreamed of, but dreams can change. Especially when new dreams include a future with Jake. On the outside, he might be pricklier than a puffer fish, but I catch glimpses of a delicious, cinnamon roll centre.

Did I mention the tattoos he hides underneath those crisp button-down shirts? Yowza.
When I’m suddenly presented with the academic opportunity of my dreams (former dreams?), my picturesque life on Oakley starts to unravel.
A part of me wants to stay. If only a certain tattooed grump didn’t seem so determined to send me away …

How to Kiss Your Grumpy Boss (How to Kiss a Hawthorne Brother Book 2)

Perry Hawthorne is my boss. Only my boss. And I do NOT have a crush.

His grumpy demeanor helps. His smoking hot profile picture does not.But even if I do have a crush (a very tiny one), I can’t catch real feelings for a million different reasons.Besides the whole business part of our relationship, I’m a single mom. I have to think about what’s best for my son, Jack. And my grumpy, divorced, humorless boss isn’t exactly giving me “ready to be a stepdad” vibes.

When Perry upgrades me from virtual to in-person assistant, I wonder if I’ve gotten him all wrong. He’s actually pretty great with Jack. And with me? Let’s just say the chemistry crackling between us might vaporise all my reasons for keeping my distance.
Trouble is, after his messy divorce, I’m not sure Perry’s ready to bet on a new relationship. But it isn’t just my heart that’s on the line. It’s Jack’s, too. And after everything we went through before my husband died, I’m not sure that’s a gamble I’m ready to take, no matter how desperate Jack is for a daddy.

She holds conflicting emotions over her husband’s death as everything had not been rosy at home and she was preparing to file for divorce. Fake dating in order to get Perry’s ex-wife off his back, whilst Lila introduces him to the world of parenting which is anything but perfect. How to Kiss Your Enemy (How to Kiss a Hawthorne Brother Book 3)

How is it possible for the chemistry between two chefs to be hotter than a ghost pepper yet colder than liquid nitrogen?

When THE Tatum Elliott shows up to run the catering kitchen at my family’s farm and event centre, I don’t trust her anymore than I did back in culinary school. But like it or not, she’s here. On my territory. My turf. In the kitchen that shares a building with my farm-to-table restaurant.
And she can’t seem to keep her hands off my parmesan.

Our old rivalry flares to life faster than a flambé, but there’s something else flaming between us too. And it’s heating up quicker than anything we’re making in the kitchen.
But I can’t forget that Tatum is the daughter of Christopher Elliott—America’s most famous chef. She belongs in a big city, in a restaurant with her name on it. Not running the catering arm of Stonebrook Farm.
Whatever her reasons for being here now, I can’t see her permanently walking away from the fame and fortune her father can offer her, no matter how well she fits in on the farm—how well she fits with me.

She’ll leave eventually—I’m sure of it. I just have to make sure that when she does, she doesn’t take my heart with her.

How to Kiss a Movie Star: How to Kiss a Hawthorne Brother Book 4 by Jenny Proctor

He’s Hollywood’s biggest star. She wouldn’t know him from the pizza delivery guy.
I’m a wildlife biologist in a tiny mountain town, not some kind of law-breaking celebrity stalker. At least not on purpose. It was an accident when I wandered onto the property of one of Hollywood’s hottest movie stars. Five minutes ago, I’d never even heard of Flint Hawthorne. I definitely didn’t know he lives in Silver Creek. When I’m detained for trespassing, the last thing I expect is to trade my handcuffs for a designer gown. All I wanted was permission to conduct my research on a remote corner of his estate.

Now I’m walking the red carpet of a Hollywood movie premiere as Flint’s (very fake) girlfriend.
At least, the relationship is supposed to be fake. But the way he slips his arm around me, his breath tickling my ear, the chemistry feels like something real.
The trouble is, I’m not really built to handle his fast-paced celebrity life. Most days, I prefer the company of squirrels to people. I should be glad we’re only pretending.

I’m just not sure my heart got the memo.

My requirements for a man are simple. Must love books. Must NOT love hockey.

Which is why I will never be interested in my neighbor, the aloof and mysterious Felix Jamison, no matter how many books I see him hauling into his apartment. Unless he loses his pro hockey skates, I’m out.

But then he shows up at my symphony concert.

And I catch the sweet strains of Beethoven floating across the hall.

Have I mentioned how incredible he looks in his game day suit?

Still, my history with hockey is complicated. My older brother played, and let’s just say he stole enough limelight to land a plane at midnight. I was forced to be a part of that world for so long, now that I have a choice, it’s the last thing I want.

But something tells me Felix is about to change my mind…

The Christmas Letters: A Sweet Holiday Romantic Comedy by Jenny Proctor

Can an old letter spark a new flame?

When Tess Ravenel gets herself stuck inside a bathroom stall in one of Charleston’s most historic buildings, she isn’t exactly thinking about her dating life. But then the paramedic who comes to her rescue has a voice that sounds like butter and enough charm to make her forget she’s seconds from having a panic attack.

If only he were interested.

Andrew McKay has a mysterious Christmas pen pal, a woman who replied to a newly found letter he sent to Santa back when he was a kid. After weeks of correspondence, it’s clear she’s funny, smart, interesting…and an awful lot like Tess Ravanel—the woman he’s already blown off twice for good reason.

Tess and Andrew couldn’t be more different, but when their worlds collide, fate (and a little Christmas magic) set them on a crash course for love.

The Christmas Letters is a closed door sweet holiday romance with lots of chemistry but no spice. This book was first published in 2019 but has been heavily revised and updated.

Love Beginning: Some Kind Of Love Series Prequel Novella by Jenny Proctor

I am a woman who loves a good mystery. Which is exactly why Reese, the man who lives across the hall from my high-brow nannying job, is so much fun.

Me and the twins—my adorable five-year-old charges—have turned guessing the source of his inexplicable wealth into a game. (Trust me…if you live at the Belvedere, exorbitant wealth is a foregone conclusion.) But the more we guess, the more I wish I knew Reese’s actual story.
It doesn’t help that he keeps smiling at me. Like, really smiling. He’s interested, and I am more than ready to climb aboard that train and ride it to the happily-ever-after I’ve always wanted.
Except, Reese is a man of mystery. A man with secrets. Weird work hours. A strange cat he doesn’t like but keeps around anyway. There has to be something he isn’t telling me.

When the truth finally comes out, will it bring us closer or derail my happily-ever-after plans for good?

Sadie and the Bad Boy Billionaire (Oakley Island Romcoms Book 3)

I will NOT fall for the smart-mouthed, pretty-boy billionaire who owns Oakley Island. But his yacht is another story …Love and happily ever after? It’s not for me. I’m much happier keeping everyone at arm’s length, focusing on my government cybersecurity work. But then I push things a little too far and hack my way into trouble. When I need to lay low and stay off the radar for a bit, what better place to do so than on Oakley Island with my sisters?

With limited housing options, I reluctantly agree to stay on the yacht of the very annoying Benedict King—the billionaire who has been messing—flirting?—with me since we met.
I did NOT agree, however, to a voyage out to sea.
But I wake up to find the yacht that should be docked and empty somewhere in the Atlantic with two government agents tasked with babysitting me and one Benedict King.
Who also lied about being my boyfriend.
Typical rich man—thinking he can take whatever he wants.

But he won’t take my heart. Not even when I see his softer side, see behind his walls, see the real man behind the reputation.
Honestly, this might be more dangerous than any of the other trouble I stirred up. Because if I fall for Benedict King, I’m not sure there’s any hope of rescue.

Totally Booked UK Review: Sadie has always liked to kick anthills to see the fallout of it. Pushing things a little, which is how she found herself working as a white hat hacker for the FBI. However, her last assignment had her digging too deep and her handler told her that her location had been compromised and she needed to leave Atlanta for a while. Recommending that she should head to Oakley to see her sisters, Sadie had initially said that she wouldn’t be able to attend the grand opening of their grandmother’s Inn as a B&B – but it looks like she’ll be heading that way after all.

Benedict King has lived on Oakley all his life, the death of his mom left him with big shoes to fill as the owner of the island and responsible for its upkeep, historical interests and businesses. Despite remembering Sadie from when she used to visit her grandmother years ago, it was only two years ago that they truly were introduced via video call during the renovation of the inn. Her sister Eloise is marrying his best friend Jake. Sadie’s now back on the island but she looks like she is hiding something.

There is something about Ben that seems to rub Sadie up the wrong way, yet is grateful when he offers her somewhere to stay when the Inn is full. But as the FBI comes looking for her Ben poses as her boyfriend and helps ‘kidnap’ her on his yacht into the Atlantic Ocean. time together helps them realise their true feelings but Sadie is still recovering from her last relationship – can Ben and Sadie work things out?

It didn’t even matter that everyone blamed him for the band’s breakup. Give him solitude over thousands of screaming fans any day of the week.

These days, the only company he’s truly interested in is that of the vet who works closely with the dog rescue he started a few years back—Dr. Elana Lawson. She’s brilliant, funny, beautiful, and best of all, she has no idea he used to be a pop star.
But then Adam’s bandmates reach out about a one-time reunion concert benefiting a charity that’s close to his heart, and he starts to wonder if some things are worth a little extra attention.
Saying yes would out him to the small mountain community that has become both his family and his refuge. Worse, it would out him to Elana.
